We consider ourselves to be innovators. Consequently, we are continually seeking better ways to operate and enhance the use of our resources to better serve our clients.

Our approach to property management is based on certain fundamental policies and corporate philosophies that have been in place almost since our inception. The following are some of our working guidelines:

Size is not a primary objective. We disregard growth for the sake of growth in favor of providing clients with higher level services. In our opinion, there is a point where the very magnitude of a portfolio can impact the ability to operate effectively.

To maintain our standards, we have a tightly-controlled limit of the properties handled per manager. Our prime objective is to ensure that productively will not be gained at the expense of the individual managers.

Whenever possible, we do our best to consider geography in relationship to the location of a property manager’s residence when assigning clients. As well, we attempt to contain them within smaller areas of activity.

We adhere to the belief that property management companies should avoid conflicts of interest. We do not provide services in house for functions that should rightfully go to market such as special trades, insurance, and maintenance services.

We believe that as facilitators and administrators it is our prime duty to locate trades and services and obtain the best prices possible relative to quality and performance.

We are very cautious about advising clients on matters beyond the scope of our experience, knowledge, or what might reasonably be particularly technical fields such as engineering, specialty trades, and project management.

We are firm in supporting the continuing education and development of our property managers, administrators, and financial administrators. We have constantly sought to increase our overall knowledge and individual levels of professionalism through routine property manager, departmental and all-staff meetings including internal and external seminars; we continuously prepare policy and operational manuals and maintain a comprehensive data bank and library; and we have sponsored and conducted major seminars for our clients.
