Fall and Winter Strata Home Checklist for Owners and Residents

Cooler, wetter weather brings a few predictable risks for strata homes. A blocked balcony drain, an exterior tap left full of water, or a small leak that goes unnoticed can become a much larger problem in winter. Owners and residents can help protect their homes and neighbouring units by making these checks part of their fall routine.

Keep Balconies, Decks, and Patios Draining

Clear leaves and debris from balcony, deck, and patio drains. Check them again after heavy leaf fall or storms. When snow accumulates, make a channel through the snow toward the drain so melting water has a path out. If a drain is blocked or water is pooling, tell your building caretaker or strata manager.

Winterize Exterior Taps

If your balcony or patio has an exterior tap, find its shut-off valve before freezing temperatures arrive. The valve may be inside your unit. Turn the water supply off, then open the exterior tap to drain the water left in the line. If you cannot find the shut-off valve or are unsure how your building's system works, contact a strata council member or your strata manager.

Manage Indoor Moisture

Condensation can collect on windows and other cool surfaces as temperatures change. Use your humidistat and exhaust fans where available, and open windows periodically when conditions allow. If moisture keeps returning or you notice dampness at the base of an outside wall, report it.

Prepare Your Home Before Travelling

Keep heat on in an unoccupied strata home during winter. Wynford's resident reminder recommends setting it to at least 16°C to help prevent pipes from freezing. If you will be away for an extended period, shut off water to toilets, the hot water tank, washing machine, and dishwasher as appropriate for your unit.

Check your homeowner insurance policy for any required inspection schedule while you are away. Follow your building's procedures for water shut-offs. Make sure your emergency contact information is current, and arrange for someone you trust to have access to your unit, ideally a nearby neighbour. Water damage can affect other homes as well as your own.

Check Fireplaces, Slippery Areas, and Pests

If your unit has a gas fireplace, arrange for its inspection and maintenance. Report slippery areas that need attention to your building caretaker or strata manager. Check dark storage spaces, lockers, and the backs of cupboards for signs of pests, and report mouse droppings promptly.

Look for Leaks Inside Your Unit

Inspect your home from time to time, including kitchen and bathroom tile. Caulk or fill cracks so water cannot get behind the tiles. Look for dampness along outside walls and water stains on walls or ceilings. If you find either, contact your building caretaker or strata manager promptly.

These small checks are part of caring for a shared building. If you are uncertain about a shut-off valve, a leak, or a maintenance issue, ask your strata manager before the problem grows.
