Spring / Summer Maintenance Reminders (Strata Living)

Spring is in the air!
As the days get longer and the weather improves, it’s time to start thinking about spring cleaning and maintenance that may affect your Strata Lot.
Patio, Decks and Balconies
Most patios, are limited common property (LCP), meaning that it is the home Owner’s responsibility to take care of day to day maintenance of these areas. This typically includes cleaning the surfaces and ensuring the drains are free of debris. Cleaning agents must be safe for the type of surface being cleaned.
If you are washing your deck or watering your plants, make sure that water does not run off of your balcony and land on someone else’s!
BBQ’s & The Outdoors
As the days get longer the outdoor activities and use of BBQ’s increases. Make sure your BBQ meets your Strata Corporations Bylaws. Remember that outdoor noise & odors tend to travel so be sure to take the party inside when it gets late. Keep your BBQ clean to ensure that smoke odors do not interfere with others enjoyment.
Birds and Wildlife
Please do not feed the birds and wildlife. Many Strata Corporations have a Bylaw that prohibits the feeding of birds and wildlife. They may be cute, but they can be destructive. The birds will nest on the roof, in ducts and many animals will burrow under the building. Once they find a home they are very difficult and costly to remove.
Outside Taps on Patios and Decks
If you have a tap on your patio or deck, make sure that you check it carefully prior to using it. The cold weather may have caused cracks or damage to the taps including the stems or sections in the exterior wall. Make sure that there are no drips or leaks. If you commonly attach hoses to your taps you should remove them after each use.
Window & Exterior Washing
Many Strata’s will be scheduling such items as the window washing, garage cleaning, exterior and gutter cleaning, and other annual maintenance items in the spring. Remember, it is each home Owner’s responsibility to ensure that all areas requiring access for trades are clear. Watch for notices to be posted or circulated that are specific to your property.
Security Reminders
Unfortunately, vandalism and theft of personal property is a continual problem in the lower mainland. Mail theft tends to increase this time of year due to tax returns, so be sure to pick up your mail every day. Garage break-ins and theft of such things as bikes also tend to increase this time of year. Close and lock your windows when you leave and as always, do not let anyone in your building that you do not know. Report all crime to the police and your Caretaker or Strata Manager if applicable.
